Unexpectedly, but truly, the prices of residential properties in Germany experienced a drastic drop. In the first quarter of 2023, prices fell the most in the last 23 years, according to data from the Statistical Office. It seems that rising interest rates are increasingly being felt in the real estate market.

The combination of rising interest rates, high inflation, and construction costs led to a drop in prices in the German real estate market. According to the Statistical Office, residential properties lost an average of 6.8 percent of their value in the first quarter of 2023 compared to the same period last year.

The biggest drop compared to the same period last year was recorded in the seven largest metropolises: Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart, and Düsseldorf. Prices for family homes dropped by 10.4 percent, while apartment prices dropped by 6.4 percent.

There was also a price drop outside of the major metropolises. In large cities without surrounding areas, family homes were 9.7 percent cheaper, and apartment prices dropped by 5.7 percent compared to the same period last year.

Even less densely populated rural areas did not escape this trend. Family homes were 7.8 percent cheaper compared to the first quarter of 2022, while apartment prices dropped by 5.3 percent.

Statisticians' data confirm that the falling trend in the German real estate market still does not wane. The Association of German Mortgage Banks (VDP) recently reported that prices of German residential and commercial properties in the first quarter fell even further.
